Square 37 West End Traffic Study
In July 2002, the DC Office of Planning and DC Department of Transportation released a draft document examining the traffic impacts of possible development scenarios on the southern half of Square 37. The impetus for this study was a zoning consistency review of this area undertaken by the Office of Planning in response to the filing of a petition with the Zoning Commission (Zoning Commission Application No. 00-27).
Lots 810, 811, 831, 836, 837 and 855 on Square 37, and much of the surrounding area, are designated in the DC Comprehensive Plan for a mixture of high density residential, and medium density commercial development. The current R-5-B zone district, however, only allows medium density residential uses.
The petition requested a zoning change to allow the designated land use mix on the six properties. Because traffic congestion is a major concern of residents in the West End neighborhood, the traffic study was undertaken to: project the future impact on area congestion of development currently approved in the vicinity; add traffic that could be generated by the six lots under development scenarios reflecting current zoning and other mixed use zone districts; and compare the relative impacts of the additional scenario traffic on projected area congestion.
